Located along the shoreline of Okanagan Lake just south of downtown Kelowna, this area combines lakeside living with everyday convenience. Over the years, the Lower Mission has become one of Kelowna’s most established residential communities. For many homeowners, the appeal is simple. You can live close to the lake, walk or bike to parks and restaurants, and still have quick access to schools, grocery stores, and major roads.
Types of Homes in the Lower Mission
The Lower Mission offers one of the most diverse selections of homes in Kelowna. Buyers can find everything from luxury lakefront properties to family homes and newer condominium developments.
Some of the most sought after streets run along Lakeshore Road where waterfront homes offer direct access to Okanagan Lake. These properties are among the most valuable in Kelowna real estate and rarely come to market.
Further into the neighbourhood, buyers will find established single family homes built between the 1980s and early 2000s on flat residential streets. Many of these properties sit on larger lots compared with newer developments in other parts of Kelowna.

Living near Okanagan Lake is one of the biggest advantages of the Lower Mission. Two of Kelowna’s most popular beaches are located right in the neighbourhood.
Gyro Beach Park features a sandy beach, volleyball courts, picnic areas and a long dock that is popular for swimming and paddleboarding during the summer. Rotary Beach Park, located just a short distance south, offers another large sandy shoreline along with grassy park space and a playground.
Just a few blocks away is the H2O Adventure and Fitness Centre, a major recreation hub in Kelowna. The facility includes a large aquatic centre, fitness areas, waterslides and community programs for both kids and adults.
Next door is Mission Recreation Park, which hosts soccer fields, baseball diamonds, and community gardens. Throughout the year the park is busy with local sports leagues and community events.
Another well known outdoor feature nearby is the Mission Creek Greenway. This multi kilometre trail system runs through natural habitat and connects several parks across Kelowna. It is widely used for walking, jogging and cycling.
Restaurants, Cafés and Everyday Amenities
One of the reasons people enjoy living in the Lower Mission is how easy it is to access everyday amenities. Along Pandosy Street and throughout the surrounding area you will find grocery stores, coffee shops, medical clinics, and boutique shopping.
The neighbourhood also has a strong restaurant scene that continues to grow. Basil & Mint is well known locally for Vietnamese cuisine, while Zabb Thai Restaurant has built a reputation for authentic Thai dishes and consistently strong reviews from residents.
Diner Deluxe, located near Gyro Beach, has become a favourite brunch destination. On summer mornings it is common to see people walking over from the beach or nearby homes for breakfast.
Nearby shopping areas also include grocery stores, pharmacies, fitness studios and specialty food shops, which makes the Lower Mission convenient for daily errands without needing to travel across the city.
Schools in the Lower Mission
Access to schools is another reason many families focus their home search in the Lower Mission. The neighbourhood is home to several public schools within School District 23.
Anne McClymont Elementary is located directly within the Lower Mission and is surrounded by residential neighbourhoods. Okanagan Mission Secondary School serves older students and offers a variety of academic and athletic programs.
Parents also appreciate the proximity to parks, recreation facilities and sports fields, which makes it easier for kids to stay active throughout the year.
In addition to public schools, there are several childcare centres and early learning programs located nearby.
